Roofing in Caldwell
Quote the house and the shed separately. They are different systems with different lifespans and different right answers.
Caldwell is the county seat of Burleson County, west of Bryan, and a typical property here has more roof area on outbuildings than on the house. Shops, equipment sheds, barns, covered parking.

How agricultural metal actually fails
Nearly all of it is exposed fastener panel: a screw through the face of the metal with a rubber washer under the head sealing the hole.
The panel will outlive you. The washers will not. Ultraviolet and thirty years of metal expanding and contracting in the heat harden the rubber until it cracks, and then every screw is a small hole in the roof. A building with two thousand screws has two thousand of them.
Chasing individual leaks on a roof at that stage is pointless. The fix is a full rescrew, stepping up one screw diameter so the new fastener bites metal that has not been threaded before, priced by area and screw count.
Rust that is not a rain problem
If the rust on a shed roof is creeping up from the bottom edge of the panels or showing on the underside, the water is probably not coming from outside.
A metal building with no ventilation and no vapour barrier will condense on its own roof. Warm damp air rises, meets cold metal overnight, and runs. It drips on whatever is stored below, it rusts the panel from the inside, and no amount of sealing the outside touches it.
The answer is ventilation, and sometimes a vapour barrier or underdeck insulation. It is worth knowing before you pay somebody to reroof a building that will do exactly the same thing to its new metal.
The house
Usually conventional asphalt and usually needs what any house in the valley needs. The one difference out here is exposure: without neighbouring buildings close by there is nothing to slow the wind, and roof edges take more than they do on a town street.
That puts the value on edge details, the starter course, the drip edge and the rake, rather than on the shingle in the middle.
Asking well
Ask for the house and each outbuilding as separate line items even when one company does everything. It lets you stage the work over several years by priority rather than facing one large number, and it tells you which building is actually the problem.
