What a reroof costs in Bryan and College Station
Because most roofs here are replaced without an insurer involved, the price is the whole conversation. That makes comparing bids properly worth real money.
Start with the thing that shapes everything else: in this market you are usually the one paying. Hail is not the annual event here that it is on the High Plains, so most replacements are wear out replacements, decided on a homeowner’s own timing with a homeowner’s own money.

Ventilation. If the attic is exhaust heavy with inadequate intake, which is extremely common in houses built here in the 1980s and 1990s, fixing it is part of the job rather than an extra. Skipping it is how you buy a twenty two year roof and get sixteen years.
Penetrations and detail work. Every vent, boot, skylight and chimney. Older Bryan houses with masonry chimneys need proper step and counter flashing, which is slow, skilled work and the first thing a cheap bid quietly leaves out.
