Roofing in Hearne

Older houses, a high share of them rented, and owners who are frequently somewhere else. That combination produces a specific pattern of roof problems.

Hearne sits north of Bryan in Robertson County, a railroad town with housing that mostly predates the valley’s growth. A good deal of it is rented, and a good deal of that is owned by people who do not live in Hearne.

That last point shapes more roofing outcomes here than the climate does.

The absentee pattern

A roof problem on a house you drive past every day is noticed at the stain stage. A roof problem on a house you visit twice a year is noticed when a tenant reports it, which is usually later, and sometimes much later.

Older stock, older decking

Houses of this age here were often decked with boards rather than sheets, laid with gaps. It is sound construction and plenty of it is still doing its job, but modern shingles want continuous support and a nail landing in a gap holds nothing.

Where planks have cupped or split, the usual answer is to overlay them with new sheeting before the roof goes on. That is real money and it needs to be discussed before the roof is opened, not negotiated on the second morning while the house has no covering.

The other surprise is layers. Overlaying was normal practice for decades, and finding two or three roofs stacked up here is unremarkable. Three layers is far more labour and disposal than one, and a bid written assuming one will not hold.

What that means for a bid

On an older Hearne house, two lines decide the final number: the per sheet decking price and the per layer tear off price. Get both in writing before anybody starts. A company that will not commit to them is planning to have that conversation when you have no roof and no leverage.

Distance

Hearne is a real drive from where most valley crews are based. For a replacement that barely matters, because they are coming for several days. For a small repair it matters a lot, and it is worth asking plainly whether they take jobs that size out here before waiting on a call that is not coming.
